Apartment Renovation in Dubai: What High-Rise Owners Need to Know First

Renovating an apartment is a different game from renovating a villa. You share walls, floors, lifts and services with neighbours, and the building has rules about what you can do and when. The design side is smaller in scale but often tighter in planning, because every square metre has to work harder.

If you own an apartment in Downtown Dubai, Dubai Marina, Business Bay or JBR, these are the points to settle before you start.

Start with the building, not the design

Every tower has its own management rules. Before you commit to a layout, find out what the building requires for renovation approval. In most buildings you will need written permission from the owners’ association or building management, supported by drawings and details of the contractor who will carry out the work. Rules commonly cover working hours, noise, lift protection, waste removal and deposits. Requirements vary between buildings, so ask management for their current renovation guidelines.

Doing this first prevents the most frustrating kind of delay: a fully designed project that cannot start because the paperwork was left until the end.

Know what you can and cannot change

In apartments, structural walls and many services are fixed. Moving a bathroom or kitchen is sometimes possible, but drainage falls, riser positions and slab thickness limit the options. A site visit that reviews the structure, MEP systems and any load-bearing elements will tell you what is realistic before you fall in love with a layout that cannot be built.

Space planning: make every metre earn its place

•    Built-in storage: full-height joinery uses wall space that freestanding furniture wastes.

•    Flexible zones: a study nook, fold-away dining table or sliding partitions can give one room two jobs.

•    Circulation: keep walkways clear. A beautiful layout that feels cramped to walk through is a poor layout.

•    Light: keep sightlines to windows open and use reflective surfaces and layered lighting to make rooms feel larger.

Plan lighting and technology early

Ceilings in apartments often have limited depth for recessed lighting and AC ducting, so coordinate them together. Decide on smart-home controls, curtain tracks and socket positions before walls are closed, because adding them later usually means cutting into finished work.

Respect neighbours, and your own schedule

Noisy work such as demolition and drilling is usually limited to specific hours. A realistic schedule accounts for these limits and for the time needed to move materials through service lifts. A contractor with experience in towers will plan deliveries and waste removal so the project does not become a source of complaints.

Choose finishes with the building in mind

Weight, noise transmission and installation access all matter. Floor finishes may need acoustic underlay to meet building requirements, and large materials have to fit through lifts and corridors. Think about this at the selection stage, not on delivery day.

How a well-run apartment project flows

•    An initial call to confirm scope, goals and budget.

•    A site visit and assessment of the existing apartment.

•    Design and layout development, with material and lighting selections.

•    A detailed scope, budget and timeline.

•    Building approvals, then construction with regular updates.

•    Finishes, snagging and handover.

That is the sequence Mignon follows on its apartment renovation projects, and you can read the full breakdown on the process page.

Is it worth renovating rather than moving?

For many owners, it is. If the location, view and building are right, renovating can deliver a home that fits your life without the cost and disruption of moving. The key is to define a clear scope and budget up front, so the project improves the apartment without creeping into endless extras.

When you are ready to discuss your apartment, you can contact the Mignon team with the location, scope and budget range, and they will tell you honestly whether the project is a good fit.
